1. Title Registry at Ocean Palace Beach Club


At Ocean Palace Beach Club, all share buyers receive a certified copy of the original property title with the lease agreement. In addition, a usufruct contract, in which not only the relevant residential unit but also the use of the outdoor area is specified, such as pool, garden, etc. This usufruct contract is entered in the original copy of the title.


The buyer's right to freely sell his unit at any time remains of course unaffected. And: The subsequent buyer also receives a new leasing contract with a full term.



2. Conversion to condominium units

Similar to home ownership laws in many states, the Philippines also has the right to convert existing housing units into home ownership units. (Called Condo's) The necessary consent of the property owner is already agreed at the conclusion of the leasing contract.
